How much do I need to do to get my home ready for the market?My stager and I will walk through the house, give you tips & tricks to get it market-ready, provide a detailed action plan, and talk through where best to spend your money to provide the biggest return. It is ALWAYS cheaper to make repairs prior to going under contract, and first impressions matter to buyers once the home is active.

Do I have to repair everything the buyers home inspector finds?Not necessarily. Repair requests consist of defects within the home. We will discuss the inspection report in length and negotiate with the buyer.

Zillow says my home is worth X amount, but you’re telling me its something very different. Why?Zillow & other third party websites generate home values based on calculations and formulas that are not specific to your house. I am running a comparative market analysis (CMA) with an in depth evaluation of square footage, number of bedrooms, bathrooms, lot features, location, style, condition, upgrades, ect. This shows more accurate data of similar homes that have sold and helps us determine average price per sq ft and a more accurate listing price.

Is now a good time to sell my home?There are many market factors that go into answering this at any given time. We look at average days on market, average sales price, market conditions, neighborhood transactions, and more. Then we discuss all the data and determine if it is the best time for you to sell.

What is your process for listing my home?First step is for us to schedule a listing appointment at your home. We will discuss the detailed process step-by-step, market data to agree on a list price, any upgrades or features that are important in advertising, contract terms, and all the things that are most important to you during this transaction.

What if the appraisal comes back lower than our contract price?There are four main options in this scenario. Seller agrees to lower the contract price to appraised value because the buyers lender will not loan more than the house is deemed worth. Buyer pays extra in cash to bridge the gap between appraisal amount and contract price. The transaction terminates if seller and buyer cannot agree on an option. Challenge the appraisal if listing agent has date of recently sold properties that support the homes value.
